Choosing a Receiver is one of the most important decisions a lender can make to recover value from a distressed property. The choice greatly impacts the asset’s interim operations and final financial recovery. American National Investments, Inc. provides receivership services that deliver the best management solution to an asset in order to maximize asset value.

Every receivership is different, providing unique risks and challenges. Prior to taking any receivership assignment, we study the asset and determine the best approach to reaching a resolution that maximizes value for the lender. From this work, we can then provide you with all of the vital information regarding the property; identifying existing contractual obligations, and providing a strategy for asset preservation.

R.C. MANAGEMENT COMPANY

June 1973, started fee property management company and for the next 35 years managed all types of property including; 450 apartments, small to medium sized office buildings, strip shopping centers, neighborhood shopping centers, self-storage facilities and industrial projects.  

May 1996 assumed full asset manager functions for the Ruth C. Odom Trust, Odom Family Trust and Three State Investment Company.  These entities are valued at $140+ million dollars and consist of real property, securities and various other assets located in California, Florida, Georgia and Alabama.

THE WALTERS MANAGEMENT COMPANY

Supervise two full time property managers plus four staff members managing 38 properties in excess of 1,000,000 SF.  Property types included multi-tenant industrial, office, retail and self-storage facilities.

April 1993-1995 served as court appointed receiver for various properties in San Diego: responsible for full asset management during receivership period. 

August of 1991 assumed the management of 86,000 SF mixed use shopping center then in receivership.  Prepared full analysis as to condition of this distressed center produced Management Plan & Budget and created "Turn Around Plan" for rehabilitation and disposition.  Responsible for lease negotiations, drafting all lease documents, supervised on-site staff and outside brokers.  Ultimately represented lender in the sale and disposition of this project.

October 1990 assumed the management of a 38-acre, 637,000 SF office/R&D facility while in receivership.  This project consisted of mid-rise office building containing 180,000 SF and 7 R&D buildings.  Responsible for full property management obligations including; market rent analysis, review tenant financial status, lease negotiations, preparation of Management Plan & Budget, creating operational manual, supervise tenant improvements, monitor accounts receivable and the supervision of 11 full time employees including one building engineer and 3 maintenance personnel.  Operating budget exceeded $2,500,000.     

June 1985 through July 1987 acquired, managed and leased 180,000 SF of office buildings. 

Responsibilities included:

  • Acquisition - Locate and negotiate acquisition, completed full due diligence, create offer to purchase, monitored escrow activities and supervised the transition of ownership.
  • Value Creation - Developed and implemented Strategic Property Plans and annual budgets.  Manage all phases of marketing, leasing, operations, tenant and capital improvements.  Supervised marketing plans and personally handled lease negotiations.  Administer space planning and supervise tenant improvements.
  • Management - Supervise on-site managers, reviewed employee performance, set goals and recommend salaries.
  • Administration - Direct preparation of quarterly financial reports, review and execute all lease documents and contracts.  Full fiscal control and oversight.
  • Full asset management for $92 million dollar portfolio of properties consisting of apartments, office buildings, shopping centers and self-storage facilities.  These accounts were sold in 1985.

 

SELF-STORAGE ACQUISITION, DEVELOPMENT & MANAGEMENT
Acquisition (May 1976) and General Partner for 65,000 square foot self-storage facility.

Acquisition (June 1990) and management of a 76,000 square foot self-storage facility.  Acquired and developed the adjacent lot in 1994.

Acquisition and Development (August 1998) of a 90,000 square foot self-storage facility.
