ANI Northwest (“ANI NW”) is a partnership between members of American National Investments and Trinity 3, LLC. The partners of ANI NW have a long history of successful land entitlement and mixed use development.
ANI NW’s investment premise is to locate high quality assets is good locations in a stable and low economic volatility market that can be acquired at a reasonable discount. ANI NW’s site selection is opportunistic and we seek assets that provide the ability to create added value through unique deal structuring opportunities, land use approvals and entitlement, new development and redevelopment. ANI. NW’s site selection is opportunistic. In addition to meeting the market and location criteria, we target unique situations that allow us to acquire real estate interest at a discount. This includes assets owned or controlled by entities with some level of financial distress, developable land with premium locations with special deal terms and assets with existing stable operating cash flow that can be repositioned to enhance early year cash flow and provide larger returns through future high density redevelopment.
ANI NW’s investors use all cash, no leverage, to acquire or control assets, and process regulatory approvals and preliminary design. Using cash for the acquisition and land use approvals allows ANI NW to negotiate best construction financing terms and time the start of construction to the market without having a debt service obligation influencing this decision making.
