Dan Champion
Director of Development
Mr. Champion's responsibilities at American National Investments, Inc., are primarily related to property acquisition and project management, including the preparation of construction and operating budgets, cash flow projections, financial reports and project scheduling. He will also negotiate and administer contracts with professionals and construction services, and manage project loans, receivables and payables. He will also be responsible for the due diligence associated with new acquisitions and business development.
Mr. Champion's career spans both the real estate and banking industries. In the real estate industry, he has had extensive experience in project and property management, brokerage, consulting and development with projects as diverse as land packaging, condominium conversions, self-storage facilities as well as new office and residential construction. In the banking industry, he has been vice-president and regional manager for various lines of business including residential mortgages (both sales and credit operations), retail banking (the branch network) and private banking with KeyBank, N.A.
Mr. Champion began his career in real estate, managing a diverse portfolio of office, retail and residential properties. He obtained a Real Estate Broker's License, focusing on commercial brokerage, then went on to the development of condominium communities, both new and conversion projects, and was responsible for one of the first condominium conversion projects in Michigan ($17 million). He served as Senior Vice-President of First Horizon Corporation, Inc., a franchisee of Your Attic, Inc. (since acquired by Public Storage, Inc.), where he was responsible for the develop- ment of self-storage facilities in Michigan and Florida.
Mr. Champion also served as Senior Vice-President with the Uplands Corporation where his responsibilities focused on land development/packaging, his last project being a 273-acre parcel in Ann Arbor master-planned for 2,250 residential units and 220,000 square feet of commercial space where he was responsible for project budgets and schedules, the negotiation and management of contracts for professional and construction services totaling $7.2 million and sales totaling $10.5 million.
Mr. Champion has had extensive real estate consulting experience. He served as consultant to Products, Inc., a subsidiary of Warren Avis Enterprises, a real estate development firm focused on condominium conversion projects nationwide. He also served as consultant to Southeastern Development Company, a real estate development subsidiary of Southeastern Michigan Gas Enterprises, Inc., performing numerous feasibility studies in various markets of interest to the company including its home city of Port Huron, Michigan, which culminated in a joint agreement between the city and company for the re-development of 24 acres downtown along the Black River with 114 marina slips and 176 residential units.
Mr. Champion received a Bachelor's Degree in Philosophy/Political Science from the University of Michigan, graduating cum laude, and did post-graduate work in the Schools of Law and Business. He has been a member of the Commercial Investment Real Estate Institute, the Institute of Real Estate Management and served on various legislative and governmental affairs committees for the Board of Realtors. He is active locally in several charitable organizations, primarily the United Way.
